How conveyancing fees work

Conveyancing fees typically include:

  1. Legal Fees: Charges for the solicitor’s work.
  2. Disbursements: Costs for data and documents, such as ID checks, official copies, and property searches.
  3. Government Fees: Taxes like Stamp Duty and Land Registry registration charges.
  4. Additional Fees: Charges for extra services like bank transfers, mortgage handling or gift deeds.

Conveyancing is a low-margin business. Costs are largely fixed and there is no magic trick to make it cheaper (unless you use technology, like we do), so you can expect conveyancing bills for the same property to eventually tally up in the same ballpark.

Here’s the issue: many solicitors quote a low legal fee to attract you, then add unnecessary charges later on, either when you request the full quote or over the course of the transaction. These can add hundreds or thousands of pounds to your bill. Don’t be fooled by cheap prices.

Solicitors also add undisclosed markups to disbursement costs to increase their profits. They may also invent extra fees, such as “file handling and archiving costs” or “mortgage handling fees,” which do not really exist.

Our flat fee includes:

  • Professional fees: Our fee and your solicitor’s fee
  • Due diligence and compliance checks: ID, AML, address, title, and source of funds
  • Official copies

We don’t charge extra for bank transfers, preparing and submitting stamp duty returns, or working with lenders. We also cover onboarding costs, UK bankruptcy search fees, and priority search fees.

Government fees are not included.

To determine the cost of any additional documents which might be needed because of your specific circumstances, please get in touch via mail or chat. We’ll provide a full disclosure of these costs before you proceed. If extra documents become necessary later due to new or initially unavailable information, we’ll discuss them with you and charge for them separately.

Conveyo collects a £299 fee from the seller upon instruction, which is refunded once the buyer instructs Conveyo or purchases the sale pack. This fee allows us to prepare the property for exchange. The £299 charge covers data costs, such as property searches, official copies, and title review. The pack is valid for 12 months from the date of instruction.

We take a cut of the legal fees for making solicitors faster and more efficient. Conveyo allows them to handle up to 5x more transactions in the same amount of time.
